Fair rents inspection
Fair Rents may achieve lower than the market rent for private rented accommodation. If your tenancy started before 15 January 1989, it is likely a secure or regulated tenancy. This means you can apply for Fair rent. The Rent Acts (Maximum Fair Rent) is a Statutory Instrument which came into effect on 1 February 1999.
The Valuation Office Agency's Rent Officers provide valuations for local authorities in England. These help assess Housing Benefit claims. They also consider whether your home has more rooms than the Housing Benefit rules allow when renting from a private landlord.
