The town and country planning system provides the main framework of land use in Britain. This aims to secure the most efficient and effective use of land in the public interest.
Development plans set out the authority's policies and proposals for the development and use of land in its area. The development plan guides and informs day to day decisions as to whether or not planning permission should be granted, under the system known as development management.
As part of the councils Local Plan and Local Development Framework (LDF) the local authority decides on the use to which local land can be put. These documents contain our planning policies and are in line with relevant government guidance.
Any proposals on the development of, or change in use of land have to be approved by the local planning authority. In Eden this is through Planning Services. When planning applications are submitted the council asks for the views of locals on the proposals. The responses are considered alongside other factors before deciding if the development is appropriate for the site, and the wider area.
Development within Eden is considered on its merits in relation to our planning policies and government guidance.
