Development Control deals with Planning Applications and the Enforcement of Planning Rules in Eden outside the Lake District National Park. We work in partnership with the Planning Portal, the Government's planning website, which provides a guide to services and information about the planning system.

Do I need planning permission?

Not all developments require planning permission, some are so-called "Permitted Developments". Permitted developments can include some outbuildings, extensions, alterations to homes, some changes of use and some agricultural buildings to name just a few. Making an Application

Making an application is the next step if you do need planning permission for your proposal. You may first want to have a pre-application discussion with one of our officers to get the application right first time. Applications can either be submitted on paper forms or online via the Planning PortalMore information on submitting your planning application.

View and Comment on Applications

You can now view the progress of planning applications online. Use the planning applications online search to find current and decided applications from 1988 to present, follow their progress online and comment on a current application. You can also view paper copies of applications at Mansion House during office hours. Find out more about commenting on an application.

Eden Design Awards

The Eden Design Awards were launched in 2005 and aim to recognise and encourage high quality design across the region.

The Planning Process

Once an application has been submitted we will check that everything that is required to reach a decision has been included (validation) and then begin the process of determining the application. Find out more about the planning application process.

Planning Policies

Planning policies, regulations and guidelines are the basis upon which a planning application is decided. Policies that affect an application may be local, regional or national. Find out more about the policy background in Eden.  We will also consider how the particular constraints of a site relate to the policies in place.

Appeals

If we have refused your application, failed to determine it within the deadline or imposed a condition that you disagree with you can appeal to the Planning Inspectorate. Find out more about Planning Application Appeals.

Enforcement

If development takes place without planning permission we will investigate and if it is deemed necessary take remedial action. This may simply be the request of a planning application to regularise the breach or it may be necessary to take enforcement action. Find out more about planning enforcement. If you wish to report a suspected breach of planning please contact one of our enforcement team on 01768 817817 or submit an online planning enforcement complaint form.
