Notice of Commencement and Completion of Certain Stages of Work

The Building Regulations require that notice is given to the local authority of commencement and completion of the work and at certain other stages:

  1. Commencement: at least two days' notice before the work is commenced
  2. At least one whole day's notice before the covering up of the following building stages:
    - an excavation for a foundation
    - the foundation itself
    - any damp proof course
    - any concrete or material laid over a site
    - any drain or sewer to which the regulations apply.
  3. Occupation: where a building is being erected, and that building (or part of it) is to be occupied before completion, not less than five days notice is required to be given to the local authority.
  4. Completion: not more than five days notice after the work is completed.

When these stages are reached the work should pause to give the authority time to make an inspection. They will advise you if the work does not comply with the Building Regulations.

If the local authority is not informed of relevant stages of work for inspection it may require the work to be opened up for inspection so that it can be ascertained whether or not the work complies with the Building Regulations.

A completion certificate will not be issued unless the correct notices are given.
