Building Control

Building control exists to make sure that buildings are properly designed and constructed to guarantee the health, safety, welfare and convenience of the people using them. Building Regulations are national set standards that apply to almost every form of building operation, from new developments to extensions made to your home.

They cover all aspects of construction, including foundations, damp proofing, insulation, fire protection and means of escape in case of fire.

We provide a service to ensure the safe construction and condition of all types of buildings within the district. Building regulations approval is the means by which we check that a building is built to a set standard to help protect the health and safety of all people who use the building.

The current legislation is the Building Regulations 2000, made by the Secretary of State for the Environment under powers delegated by Parliament under the Building Act 1984. These regulations are basic performance standards. The level of safety and standards acceptable are set out as guidance in the Approved documents.

They are divided into 20 parts:

  • Part C - Site Preparation and resistance to contaminants and moisture
  • Part D - Toxic Substances

  • Part F - Ventilation
  • Part G - Hygiene
  • Part H - Drainage and waste disposal
  • Part J - Combustion appliances and fuel storage systems
  • Part J - 2002 Edition: Guidance and supplementary Information
  • Part K - Protection from falling, collision and impact
  • Part L1A - Conservation of fuel and power: New Dwellings
  • Part L1B - Conservation of fuel and power: Existing Dwellings
  • Part L2A - Conservation of fuel and power: New buildings other than dwellings
  • Part L2B - Conservation of fuel and power: Existing buildings other than dwellings
  • Part M - Access to and use of buildings
  • Part N - Glazing: Safety in relation to impact, opening and cleaning
  • Part P - Electrical Safety: Dwellings
  • Approved Document to support Regulation 7: Materials and workmanship

If however an approved document has not been complied with, this does not necessarily mean that the work is wrong. We will consider the circumstance of each particular case when an application is made to make sure that adequate levels of safety will be achieved.
