Planning and Development

Planning and Development covers the following topics Building Control and Regulations, Planning and Development Control, Land Charges, Conservation, Eden Local Development Framework and Other Policies, Tree and Hedgerow protection and Access for All.

1APP

1APP the National Standard Planning Application form will be used across the country from 6 April by all local planning authorities. It will be the only official method of submitting a planning application to us after 6 April 2008.

Development Control

Development Control looks after all planning applications and enquiries received by the Council. They look into any planning problems and unauthorised development that may lead to enforcement action. They also run the bi-annual Eden Design Awards to acknowledge outstanding architecture in Eden.

Building Control

Building control exists to make sure that buildings are properly designed and constructed to guarantee the health, safety, welfare and convenience of the people using them. They cover all aspects of construction, including foundations, damp proofing, insulation, fire protection and means of escape in case of fire.

Land Charges

Land Charges deals with restrictions and obligations which exist on areas of land.

Conservation

Conservation deals with historic buildings and conservation areas that are of special architectural or historical importance in Eden.

Trees

Trees can be protected by Tree Preservation Orders or a designated Conservation Area. Many hedgerows are also protected, advice should be sought prior to undertaking any works.

The Eden Local Development Framework

The Eden Local Development Framework will replace the existing 'Development Plan' for the area, which comprises the Cumbria and Lake District Joint Structure Plan and Eden Local Plan.

Access for All

Access for All provides guidance on accessibility to the disabled in different parts of the district and further information on the Eden Forum for Disabled Access.
