Contaminated land is assessed through a phased approach.
Initially a phase 1 assessment is required, this includes:

A desk top study which is a review of the history and environmental setting of the site,

A site walkover detailing the condition of the site currently,

An initial conceptual model which identifies the possible pollutant linkages.

An assessment of the potential risks on the site.
This study is usually carried out by an environmental consultant.
This report may identify some risks and recommend further investigation. Then we would require a Phase 2 assessment which includes a site investigation, where samples of the soil and water on the site are collected.
However once a Phase 1 assessment has been completed we strongly recommend that you contact our Contaminated Land Officer to discuss the findings and recommendations before a Phase 2 assessment is undertaken.
Once a complete assessment of your site has been finished then a remediation strategy (if required) can be designed. Depending on the circumstances this may need to be completed before development begins or it may impact on the design of the development.
The process of assessing potentially contaminated land takes time and it can have a significant impact on both the cost and design of your proposals.
