Eden Business Park

The expansion of the well established Gilwilly Industrial Estate area to create the Eden Business Park is one of a number of strategic projects that are being developed by the Council, together with a range of private and public sector partners, aimed at reinforcing Penrith as a premier business location.

Working in close partnership with the North West Development Agency, Eden District Council are developing the prestigious forty acre business park that will have a development value of £2.67million. Eden Business Park is located in a prominent and accessible position within 1km of the primary road network, the M6 and the A66 and the West Coast Main Line Rail.

The Objectives

The principal strategic aim in bringing forward the Eden Business Park for development is to progress a diverse and vibrant economy and encourage rural regeneration in the Eden area.

The Council's objectives in developing this site are:

  • Support the development of manufacturing and high tech industry.
  • Diversify the rural economy.
  • Encourage higher wage levels within the local economy.
  • Ensure that businesses have access to sites and premises they require.
  • Encourage sustainable business development.

The Benefits

The Eden Business Park development will result in:

  • The construction of up to 25,000 sqm of new industrial and commercial floor space.
  • The creation of up to 216 jobs.
  • The potential to attract in the region of £3.4million of private sector investment.

Land Purchase

Greggs of Cumbria, part of a national business which operates 1,250 Greggs and Bakers Oven shops across the country, purchased approximately three acres of the development land in 2005 aimed at securing its long term future in Penrith. Greggs of Cumbria employs around 300 local people at existing bakery operations in the town centre but these sites have been in operation for around 60 years and do not offer the opportunity for the levels of investment needed for a modern bakery operation.

A spokesman from the North West Development agency said, "The investment in Greggs is great news for Eden, not only demonstrating the confidence in the area as a business location but also as a catalyst for further growth of the business park. Providing job opportunities for local people and attracting business to the area are essential for Eden's continued economic prosperity, and the Agency is looking forward to future business developments on the park."

Current Availablilty

Some land has already been sold or is under offer. Current available plots include:

  • Plot 2 - 0.4 ha (1.0 acre)
  • Plot 3 - 0.4 ha (0.85 acre)
  • Plot 4 - 0.4 ha (0.93 acre)
  • Plot 5 - 0.66 ha (1.6 acres)

Closing date for these final phase plots is 5 November 2007.
