There are 2 separate Broad Rental Market Areas (BRMA's) in Eden. These are called North Cumbria and West Cumbria which applies to the Threlkeld area. To find out which area your property is in you can go to the lha-direct website. For more information on BRMA's see "Local Housing Allowance".
Local Housing Allowance is based on the number of your bedrooms that your household requires. It is important that you correctly work out the number of rooms you need and therefore the rate of LHA that your housing benefit will be based on. The rates are updated each month.

Allow one bedroom for:
- Every adult couple (married or unmarried)
- Any other adult aged 16 or over
- Any two children of the same sex aged under 16
- Any two children regardless of sex aged under 10
- Any other child (under 16)
Most single claimants under 25 years old will only be entitled to the 1 bedroom shared LHA rate. Please note that this changes to under 35 years old on 1 January 2012.
Single claimants over 25 years old and couples with no dependent children will be entitled to the 1 bedroom self contained LHA rate providing they have exclusive use of other facilities such as a living room, kitchen or bathroom.
If the rent you pay is higher than the above LHA rate then your Housing Benefit will be calculated using the LHA rate. If your rent is lower that the LHA rate then your benefit will be calculated using your rent.
Please note this is the maximum amount of LHA you will get, your actual benefit may be less depending on the amount of money you have coming in and if other adults (non dependents) apart from your partner live with you.
